PROPERTY MANAGEMENT
We have been specializing in property management for over 15 years with personally owned homes. Now branching out to property management for clients. Our style is professionally managed but with the mindset of owner management. We treat your rental home just like it were one of our own and give it a personal touch.
Leasing Property Without Management:
Leasing Fee: 50% of One month’s rent. (Minimum $500)
Set up Fee: None
Advertising: Craigslist at no cost. Print ad or other online advertisements would be charged back at cost without any markup.
MLS: Owner pays selling agent at predetermined rate; minimum $150. MLS is not required but recommended.
Property Leasing with Management:
Leasing Fee: 50% of One month’s rent for new lease ($500 minimum)
Set up Fee: None
Advertising: Craigslist at no cost. Print ad or other online advertisements would be charged back at cost without any markup.
MLS: MLS listing with selling agent commission of $150 paid from leasing fee if leased via Real Estate Multiple Listing service (MLS). This is included only with full Property Management Option.
Ongoing Property Management: 8% of monthly rent for 1 house; 7% for 3 or more properties.
Legal Fees or Evictions: Charged back at cost without any markup using your choice of legal counsel.
Maintenance: Charged back at cost without any markup. Maintenance quotes greater than $500 will require prepayment unless you arrange maintenance yourself.
Renewal Lease: No leasing fee if renewed by existing tenant.
